Mortgage Marketing and Social Media

This is the time to let social media help you build your mortgage business. With the down turn in the economy, more creative and less costly ways are required to attract the same amount of business as before. Marketing can be a very expensive endeavour, and we all know that we have to market or brand ourselves. I spend less than $50 a month to market via social media.

Social media will generate new clients for you through referrals, and as we all know, referral clients are the best clients to have. When a person is referred to you, they typically do not shop around and they are ready to do business with you NOW.

The best source of referrals is from other professionals. I receive them from Real Estate Agents, Financial Planners, Accountants and other Mortgage Brokers. The better you build this network of professionals, the better your business will be.

Real Estate Agents are looking to sell homes - their clients need the funds to buy; Financial Planners have clients who want to take equity out of their home so that they can invest; Accountants have clients who are looking for funds to invest or to consolidate debt; and other Mortgage Brokers are looking for someone to help them out with the deals that they can't do.

These people are the focus of your social media marketing!

The second group are referrals from friends, family and past clients. Let them know that you are there to help with their financing needs. Social Media is an amazing platform for this.

So...get a Business Page on Facebook (scroll down to the bottom of the Facebook home page). Having a Business Page separates your regular Facebook pages (which has photos of you doing goofy things). People who have access to your Business Page are not members of your regular Facebook page (unless you allow them in).

Spend time keeping your Business page active. The more activity you show, the more times your name and information gets sent out to your prospects and referral partners. Put in valuable content that is information and positions you as an expert in your field.

have found LinkedIn to be a wonderful (and free) way to connect with professionals and to promote, promote, promote. I love this site. A quick example is the use of Events. Even if you don't have an event going on, you can promote an event that you are attending (even if it is a webinar), which gets your name out to everyone in your contact list. You are providing valuable information which is associated to YOU. Get in there and check it out. You are going to love it.

Once you have a lead....take EXCEPTIONAL care of them!

Follow up and follow through. That is what differentiates a successful person from the rest of the pack. My follow through does cost me, but I get many referrals in return. Here is my process I use when I have a new lead or potential new client.

  1. I always mail a hand written note. Just a short one. "Dear ______, It was a pleasure to meet/talk (if over the phone) with you. I looked forward to assisting you with your mortgage/refinancing options/etc.
  2. Next, put them on a drip e-mail campaign. This keeps you in contact with the client, and takes loads of the follow up burden off of your shoulders. I have a number of different campaigns depending on the situation. These can help your client greatly as they are not going to remember everything that you told them in the meeting. I have my favourites, but there are lots of software services out there to help you.
  3. When the deal is closed, I always, always prepare a "Closing Binder" for my clients. Inside, it contains the following:
    • Thank you letter for their business
    • Cover page with my contact information and a Summary of their mortgage information
    • A copy of the Purchase & Sale Agreement
    • All of the legal documents
    • Property Tax info, Fire Insurance, Home Appraisal
    • My business cards (4)

 

I find that with this system, I get many referrals. Not just from the client, but from the professionals who recommended my services. Most Real Estate agents or
